	I&#39;m fascinated by generational differences...&nbsp; the differences between Gen X and Gen Y and the Baby Boomers.&nbsp; How it relates to the real estate market is especially fascinating.&nbsp; I guess I&#39;m what you&#39;d call a typical Gen&nbsp;X-er, but the article below talks specifically&nbsp;to the&nbsp;Millennials, aka Gen Y, Echo Boomers, or&nbsp;Generation Next.&nbsp;&nbsp;</p>

	In 1993, the term &ldquo;Generation Y&rdquo; first appeared in <em>Ad Age</em>, to describe the age group who was about to embark on their teen years. While generations usually don&rsquo;t have strict years to confine a group, most put the start of Generation Y &mdash; also known as the Millennial Generation, Generation Next, and the Echo Boomers &mdash; at the year of 1982 and the end at 2000. This year the first Millennials will begin to turn 30, a sign that this generation is growing up. It&rsquo;s also a good sign for the housing market.</p>
<p>
	The Millennials are primarily the offspring of the Baby Boomers (those born from 1946 to 1964) and older Gen Xers. During the &lsquo;50s and &lsquo;60s, the average births per year in the U.S. went from 2.8 to 3.4 million per year and reached 4 million in 1964. While birthing rates dipped in the late &lsquo;60s and &lsquo;70s, in 1982 they began to spike up near that 4 million mark (hence, the nickname &ldquo;Echo Boomers&rdquo;), which again created a boom the in population. And this growing population is ready to enter the housing market.</p>
<p>
	There are some things working against this generation, though. They remain the most underemployed age bracket, with some economists putting their employment-to-population ratio at 45 percent, the lowest it&rsquo;s been in 60 years. It&rsquo;s hard to peg the employment rate for this group as many have been forced to take part-time jobs when they are qualified for higher work.</p>
<p>
	In addition, a study released by the Pew Research Center last month shows that Millennials are waiting a while to take those wedding vows: Just 20 percent of those aged 18 to 29 are married. That&rsquo;s a crucial driver of home ownership: According to an August 2011 study by the University of Chicago study conducted by Jonas D. M. Fisher and Martin Gervais, single people are more likely to rent.</p>
<p>
	The positive news: With low interest rates and low prices, this generation is eager to buy, according to a study conducted by the University of Michigan&rsquo;s Survey of Consumer Attitudes, which polled 6,000 households. First-time buyers are critical to housing, as they allow other sellers to move to the upper ranges of the market. The study also said that the recession has done little to affect Americans&rsquo; overall attitude toward buying a home.</p>
<p>
	Of course, many Millennials are looking to rent. As NAR Chief Economist Lawrence Yun <a href="http://realtormag.realtor.org/news-and-commentary/economy/article/2011/11/rent-s-upward-ride-could-prices-follow">points out in his November 2011 column</a>, a stronger rental market will lead to a stronger housing market. As rents increase, more will consider the cost of owning vs. renting, and may tip some to buying. Also as investors enter the market to buy rental units, they are helping to drive prices up, such as in the Miami market, which finally saw prices rise last year. Yun estimates that Miami could see 10 to 12 percent appreciation in 2012, and other markets could follow.</p>
<p>
	Eventually, though, members of this generation will settle down, and when they do, they&rsquo;ll need housing. 	<span style="font-size: 12pt"><span style="font-family: arial, helvetica, sans-serif">Wouldn&#39;t it be funny next time some&nbsp;stranger randomly stops by&nbsp;your house to talk about whatever...&nbsp; new windows,&nbsp;sides of beef, the afterlife...&nbsp; and your assistant (child or&nbsp;spouse)&nbsp;ushers them in to see you sitting on your throne.&nbsp; Then when you get bored with their conversation, you&#39;ll push a button somewhere in all that ornamentation, and oops!&nbsp; There they go, through a trap door and out of your house&nbsp;and over to the neighbors who doesn&#39;t have that&nbsp;kind of&nbsp;passive-aggressive means of dismissal.&nbsp; They&#39;ll have to get rid of them the old-fashioned way.</span></span></p>

	Husband:&nbsp; &quot;The artificial one is pre-lit and it&#39;s easier.&quot;</p>

	Me:&nbsp; &quot;But it&#39;s <em>plastic</em> and doesn&#39;t smell like pine!&nbsp;&nbsp;Besides,&nbsp;we don&#39;t have the Tiger anymore&quot;. (The cat who&nbsp;really, really,&nbsp;really&nbsp;liked to drink the water, eat the pine needles, and generally wreak havoc on the ornaments and gifts.)</p>

			Canaan and balsam firs: These are usually nicely shaped and great for decorating. They sometimes cost a little less than Fraser firs, but you&#39;ll definitely pay more than for a pine. These trees have very short needles but watch out &mdash; they will be all over your house if your tree gets too dry. Don&#39;t plan on keeping this tree for more than four to six weeks.</p>
		<p>
			Fraser fir: Frasers are like the Cadillacs of Christmas trees. They have sturdier branches than the other two common types of fir trees. Demand is higher for them, so best go searching early if your heart&#39;s set on one. You&#39;ll also probably pay a little more. Frasers have short needles and are usually nicely shaped.</p>
		<p>
			Spruce: There are several different varieties of spruce trees, but generally their needles are pricklier than firs and pines, perhaps good at keeping curious pets away. Branches are strong. Spruce trees usually are not able to hold their needles as long as other types of Christmas trees, so don&#39;t plan on keeping this tree for more than three weeks. Among them, blue spruce is best for needle retention.</p>
		<p>
			White pine: This tree has long, soft needles and branches and can&#39;t handle heavy decorations. Most white pines used for Christmas trees are dyed with a food-grade dye because white pines naturally turn a bronze color in the winter.</p>
		<p>
			Norway pine: This tree has long, dark green needles and sturdy branches. It&#39;s Minnesota&#39;s state tree, but it appears to be less common on Christmas tree farms of late. It&#39;s also known as the red pine because of its reddish bark.</p>
		<p>
			Scotch pine: This tree has medium-length needles and good needle retention. Branches are strong. Tree growers trim these in the shape of Christmas trees, but watch out for especially bushy ones that leave little room to hang ornaments. One of the best things about this tree is its bargain price compared to firs and spruce.</p>

	Even though I should probably be living in Oregon (see<a href="http://www.fiorellagroup.com/Blog/Find-Your-Spot"> previous blog post</a>), I DO love the Twin Cities.&nbsp; It must be because I get so much good sleep here.&nbsp; I&#39;ve&nbsp;always&nbsp;felt deep in my gut that&#39;s the&nbsp;number one reason, and now it&#39;s a proven fact:&nbsp; Minneapolis is&nbsp;THE. BEST. CITY. for sleep.&nbsp; The best city for sleep in the entire country!&nbsp; (Yawn...)</p>

	You see, there was a study.&nbsp; A <a href="http://bestplaces.net/docs/studies/ambiensleep.aspx">study of the best and worst cities for sleep</a>.&nbsp; The study looked at factors like:&nbsp; income, employment, traffic, divorce rate, and &quot;<a href="http://www.gallup.com/poll/145913/City-Wellbeing-Tracking.aspx">the happiness index</a>&quot;.&nbsp; (Minneapolis is&nbsp;a happy city.)&nbsp; And of course they asked people how they slept last night, and the residents of Minneapolis reported&nbsp;having nearly 23 nights of good sleep during an average month.&nbsp; Well, good for them.</p>

	On the flip side, the worst cities for sleep are Detroit, Cleveland, and Nashville.&nbsp; They&#39;re not happy cities.&nbsp; But&nbsp;I&#39;m sure they&nbsp;have a lot of ads for sleep aids, especially Ambien, which was a partner in the study.&nbsp;</p>

	<span style="font-family: trebuchet ms, helvetica, sans-serif">The way the site works is that, basically, you take a quiz.&nbsp; The questions focus on important issues such as weather, crime rate, community resources, politics, etc.&nbsp; The program then compares the answers with a large database of information about towns and cities across the country, and then comes back with a list of places that best fit your criteria.&nbsp; It&rsquo;s not limited to large metropolitan areas either.</span></p>

	<span style="font-family: trebuchet ms, helvetica, sans-serif">Along with the list of places, they offer a lot of information including photos.&nbsp; Once you&rsquo;ve narrowed your choices down from there, you can read through the detailed reports for each city.</span></p>

	<span style="font-family: trebuchet ms, helvetica, sans-serif">Tai has lived here for two years and she loves it.&nbsp; It&rsquo;s been a great fit for her and her daughter, and for her business.&nbsp; She&rsquo;s getting married soon and plans to stay.&nbsp;&nbsp;(I, on the other hand, took the quiz and&nbsp;probably should&nbsp;move to Oregon.)</span></p>

Of course, you get a good start on that once you get in there with your furniture and you hang some family photos on the wall.
